Property in Mallorca
A guide to buying property in Mallorca, Spain.
Lying 250km due East of Valencia the island of Mallorca
is the largest of the Balearic Islands. Distance however is
never a concern as the furthest you can travel on the island is 80km
meaning that nowhere is too far for a day trip. It is important to note
that Public transportation outside of the city of Palma is negligible.
Bus services between towns are sporadic at best and apart from the Soller
tourist train there is only one other rail line which runs from Palma
to Inca. To see the island properly you need a car.
Mallorca receives five million visitors each year and
during the summer months the local airport, Son San Juan, becomes the
busiest in the whole of Spain. Tourists are, however, concentrated in
a surprisingly few coastal areas around Palma. For the more adventurous
tourist Mallorca
still has much to offer. After all this is where King Juan Carlos, Michael
Douglas and Claudia Schiffer all come to relax.
Mallorca experienced its major growing
pains in the 1960’s and 1970’s when construction was allowed to run
totally unchecked. Places like Magaluf, Playa de Palma and Arenal suffered
the consequences. Today huge grey hotel blocks and junky souvenir shops
line their beaches. An “eco-tax” on tourists has been introduced that
will be spent on improving facilities, such as water supply, and new
development has been cut back. It is still possible to build a hotel,
as long as you knock down a crummy one first and you can build a house
as long as one existed there previously or planning permission had already
been granted. These measures, combined with a surge in the number of
Britons buying, the introduction of the euro and a Lear jet-load of
celebrities who have headed for Mallorca in the past decade have fuelled
prices.
Between 1999 and 2000 some property values doubled.
This increase has now slowed a little and despite the islands recent
“poshing up” you do not have to be mega rich to buy and live on Mallorca.
